Tyrian Residences Show Apartment. The Tyros typology explained

The 108 apartment represents the Tyros typology, one of five residential categories at Tyrian. A single-level villa in height, designed for fluid, uninterrupted living.
Tyros residences range between approximately 280 and 300 m² and are centrally positioned on the first to third floors of the building, offering elevated sea views while maintaining proximity to the landscaped Smart Boulevard below.
They are designed as large-format luxury apartments, conceived as Mediterranean villas in height.
Each Tyros residence offers three bedrooms and 3+1 bathrooms, expansive interiors, high ceilings and open-plan layouts. Deep, column-free terraces extend the living areas outward, framing panoramic views of the Mediterranean.
Like all residences at Tyrian, Apartment 108 enjoys dual views: open sea views to the south and views towards Sierra Bermeja to the north.
Sunrise over the Mediterranean is guaranteed. Afternoon light enters from the west, maintaining luminosity throughout the day.
In front of the building, the Smart Boulevard will introduce landscaped planting and layered greenery. This creates a natural privacy buffer without obstructing sea views, reinforcing discretion while preserving openness.
Confirmed execution standard across all typologies

The show apartment reflects the definitive construction and specification level applied throughout the building.
Kitchens and wardrobes by Poliform. Appliances by Gaggenau. Bathrooms curated with Gunni & Trentino and fittings by Gessi. Interior doors by Lualdi. Glazing systems by Schüco. Natural stones by TINO.
Across the rest of the development, the technical ecosystem includes Klafs wellness systems, Technogym gym, lifts by KONE, architectural mesh and detailing by Codina and access control by Nuo Planet.
The furniture seen in Apartment 108 can be commissioned as a curated package, allowing residents to acquire a turnkey, fully furnished beachfront residence in Estepona.
Acoustic insulation and environmental comfort
For a frontline beach property, acoustic performance is critical.
The glazing systems by Schüco provide high-level thermal and acoustic insulation. In addition, the pavement in front of the building has been replaced with sound-absorbing surfacing, reducing reflected noise from the promenade.
Combined with WELL-oriented design principles, this ensures interior comfort aligned with the expectations of international full-time residents.
A stable private community on the Costa del Sol
Tyrian Residences will not allow short-term rentals. The project is conceived as a stable residential community of owners, aligned with the shift of Estepona towards a more permanent international profile.
Security is integrated architecturally, with dual access control, independent circulation cores for residents and service, and private lifts connecting upper residences directly to super-garages.
This is not resort-style turnover. It is long-term residential positioning in one of the last major frontline plots between Marbella and central Estepona.
Apartment 108 is now available for private viewing. A dedicated presentation allows prospective owners to experience scale, light, privacy and execution in real terms. Viewings are arranged by prior appointment.
