Spain has become one of Europe’s most dynamic markets for branded residences. According to data published by El Inmobiliario Mes a Mes and Brainsre News, the country counts around 40 schemes either completed or under construction, with more than a thousand new units expected by 2027. The Costa del Sol leads this trend. Its international appeal, year-round sunshine and strong infrastructure make it the natural capital for branded living in southern Europe.
From Estepona’s new beachfront icons to the Golden Mile’s fashion-led towers, five developments define the region’s quiet revolution in luxury real estate.

Estepona – Tyrian Residences

Rising directly on Estepona’s seafront, Tyrian Residences marks a turning point for Mediterranean living. Developed by Prestige Expo Group together with BZH Family Office and designed by Yodezeen and Arata Arquitectura, it introduces the branded residence concept to a location where it had never existed before: extending this level of design and service beyond Marbella’s traditional luxury core.
What makes Tyrian revolutionary is that it achieves the experience of a branded residence without being tied to any hotel or fashion brand. Instead, its identity comes from architecture, craftsmanship and a 24-hour premium hospitality model managed entirely in-house.
The project includes only forty residences from 300 to 1,060 square metres, with completion scheduled for 2026 and prices between €3.6 and €8.5 million. Each home combines the proportions of a villa with the comfort of a fully serviced residence. Over 1,400 m² of amenities include a 700 m² spa, Technogym fitness centre, golf simulator, cinema room and a rooftop infinity pool with 360-degree views. The building follows the WELL Building Standard Silver framework, integrating air and water filtration, circadian lighting and natural materials to enhance wellbeing.
In 2025, Tyrian Residences was named Spain’s Best Residential Development at the European Property Awards, confirming its role as the benchmark for a new generation of branded living on the Costa del Sol — one defined not by affiliation, but by its own architectural integrity.
Marbella Golden Mile – Design Hills by Dolce & Gabbana

On Marbella’s most prestigious avenue, Design Hills by Dolce & Gabbana translates Italian fashion into architecture. Developed by Sierra Blanca Estates, this ambitious project comprises ninety-two branded residences scheduled for delivery in 2027, with prices starting around €4 million.
Each residence will carry Dolce & Gabbana Casa interiors, bespoke furniture and access to a members’ club, pools, spa, private dining and concierge. The design fuses sculptural façades with panoramic views of the Mediterranean and La Concha Mountain.
Beyond its aesthetics, Design Hills represents a new investment frontier for branded real estate in Marbella, combining design heritage with secure long-term value in the heart of the Golden Mile.
Marbella – EPIC by FENDI Casa

Also developed by Sierra Blanca Estates, EPIC Marbella by FENDI Casa was one of the first branded residences completed in Spain. The project offers fifty-six apartments and penthouses priced between €3 and €9 million.
Each home is furnished by FENDI Casa, featuring travertine floors, custom Italian cabinetry and generous terraces framed by sea and mountain views. Residents enjoy a full concierge service, spa, Technogym gymnasium, children’s club and private security.
With its first phases already delivered and occupied, EPIC Marbella stands as a proven example of branded living with immediate occupancy and a track record of value appreciation within the region’s prime segment.
Marbella Golden Mile – Karl Lagerfeld Villas

Also developed by Sierra Blanca Estates, Karl Lagerfeld Villas Marbella captures the designer’s unmistakable aesthetic: bold geometry, purity of line and an obsession with light. The project comprises only five sculptural villas, each spanning between 1,000 and 1,200 m², with prices starting around €15 million.
Every residence is conceived as an architectural reflection of Lagerfeld’s philosophy: minimalist yet theatrical, precise yet emotional. Facades combine glass, stone and metal to play with sunlight throughout the day, while interiors draw inspiration from his Paris studio: monochrome palettes, graphic contrasts and curated artworks arranged with couture-like discipline.
Technology and craftsmanship coexist in every detail. Smart home systems, discreet energy solutions and tailor-made furniture echo Lagerfeld’s fascination with modernity and timeless form. Scheduled for completion in 2026.
Casares – MAREA by Missoni

Just west of Estepona, within the Finca Cortesín resort, MAREA by Missoni adds colour and craftsmanship to the Andalusian coast. Developed by Dar Global, the international firm behind Aston Martin Residences in Miami, it includes around seventy apartments and penthouses priced from €1.9 to €4.5 million. Completion is expected in 2026.
The interiors carry Missoni Home’s signature patterning and palette, creating a distinct identity across every unit. Owners benefit from access to Finca Cortesín’s world-class golf course, spa and beach club, as well as 24-hour concierge and housekeeping.
MAREA encapsulates a more intimate, art-driven vision of branded living while maintaining proximity to Estepona and Sotogrande — a strategic position for those seeking privacy and design excellence.
The Future of Branded Living on the Costa del Sol
The rise of branded residences in southern Spain reflects a shift from traditional second homes to serviced ownership. Buyers no longer look only for architecture or views, but for the assurance of service, maintenance and value retention.
The next milestone will be Los Llanos Branded Residences, an ambitious project led by Rafael Nadal and Abel Matutes, bringing together the precision of a sports legend and the vision of a hospitality pioneer.
Planned for Estepona’s eastern coastline, the development is set to include around fifty units with resort-style services and sustainable design. Construction has not yet started, but the project already symbolises the momentum of branded living in southern Spain.
With direct international connections through Málaga Airport, strong demand from Europe, the Middle East and North America, and 320 days of sun a year, the Costa del Sol is consolidating its role as the European capital of branded residential living.
