How Estepona is shaping the future of sustainable luxury

Few places in southern Spain have evolved as significantly as Estepona. Positioned at the westernmost edge of the Costa del Sol—opposite Nerja on the eastern side—this coastal town in Málaga, Andalusia, has transformed over the past decade. Once a quiet fishing village, it has redefined itself as a benchmark for modern Mediterranean living, where sustainability, urban renewal, and a refined coastal lifestyle come together seamlessly. 

A historic centre designed for people, not cars 

Walking through Estepona’s old town today, it is clear how much the city has changed. More than 130 streets have been pedestrianised, replacing traffic with lively plazas, boutique shops, and the vibrant colour of 23,000 flower pots. This transformation has turned Estepona into El Jardín de la Costa del Sol (The Garden of Costa del Sol). 

The latest addition to this renewal is Calle Terraza, one of the town’s main commercial streets. Its redevelopment has improved accessibility, introduced new lighting, shaded areas, and green spaces, and created a seamless connection through the old town. These enhancements ensure that residents and visitors can enjoy a relaxed and elegant setting, blending tradition with a modern urban vision. 

Estepona’s transformation continues with the upcoming Bulevar Parque Central, a public space designed for both leisure and connectivity. With open-air plazas, water features, and a landscaped environment, it will serve as a central meeting point. Beneath it, a 300-space underground parking facility will support the town’s ongoing commitment to sustainability and accessibility.

A city committed to sustainability 

Green spaces are at the heart of Estepona’s urban development. Today, it boasts twice the national average of green space per resident, with parks and gardens expanding by 57% over the past decade. Among the newest additions, Parque de La Hermandad spans 16,500 square metres, featuring tree groves, an artificial lake, and cascading waterfalls, offering a natural retreat within the urban landscape. 

The town has also introduced more efficient water management systems, using recycled water for irrigation in parks and avenues and optimising resources to ensure long-term sustainability. A Low Emission Zone (ZBE) covering 60 hectares restricts vehicle access, improving air quality and pedestrian mobility. Advanced waste management includes mobile recycling points and expanded Punto Limpio facilities, making it easier for residents to dispose of waste responsibly. 

At Estepona’s entrance, Tyrian Residences enhances this vision. Its Smart Boulevard is designed to benefit both residents and the broader community, featuring noise-reducing asphalt, speed-sensitive lighting, and drought-resistant landscaping. A smart irrigation system ensures efficient water use, reinforcing Estepona’s focus on sustainable urban development. 

A destination of exclusivity and prestige

Estepona has positioned itself as a destination for those seeking privacy, top-tier services, and a refined lifestyle. 

The area is home to seven world-class golf courses, including Finca Cortesin, host of the 2023 Solheim Cup, and Villa Padierna Golf Club, renowned for its championship courses. 

For families, Estepona offers leading international schools, including International School Estepona, Atlas American School, and San José School, as well as Swedish International School, and Queens British Grammar School, catering to an increasingly global community. 

The healthcare infrastructure is equally advanced, with Hospiten, Vithas Xanit, and Estepona’s public hospital providing state-of-the-art medical services. Hospiten’s recent expansion added dedicated emergency circuits for adults and children and increased consultation rooms to 30, ensuring comprehensive care.

Among its most distinguished hotels are Anantara Villa Padierna Palace, Kempinski Hotel Bahía, Ikos Andalusia, The Flag, and Marriott Playa Andaluza, offering world-class service and sophisticated settings. 

For those who enjoy beachfront exclusivity, Estepona’s beach clubs provide privacy, fine dining, and a relaxed coastal atmosphere. Spiler Beach Club at Kempinski, the newly rebuilt Sublim Beach Club, and Sonora Beach each offer a distinctive setting. Salduna Beach, Purobeach, and Malva Beach by Besaya further enhance the town’s seaside appeal, with Tyrian Residences residents benefiting from private reserved areas and home delivery services. 

A future defined by innovation and culture

Estepona continues to shape its future with ambitious projects that further establish it as one of the Mediterranean’s most desirable coastal destinations. 

The Coastal Pathway Project (Corredor Litoral), now 95% complete, extends from Guadalmina (Marbella) to La Galera, creating 22 kilometres of uninterrupted seaside trails. The latest expansion toward Matas Verdes will further enhance connectivity, making it easier than ever to explore the coastline. 

At the gateway to Estepona, Tyrian Residences stands as a new architectural landmark, blending contemporary design with a deep respect for its surroundings. 

In the cultural arena, Estepona is set to welcome Starlite Music World, an innovative music and entertainment hub in La Panera. This world-first concept will redefine how music is experienced, bringing exclusive performances and events to the Costa del Sol.
